syte, a Münster-based PropTech startup, just raised €8.3 million ($9 million) in Series A funding to expand its AI-powered real estate analytics platform across Europe. The round was led by amberra, the venture studio of the Cooperative Financial Group Volksbanken Raiffeisenbanken, with NRW.BANK joining as a new investor. Existing backers like High-Tech Gründerfonds (HTGF), vent.io, and Vantage Value also participated. This follows a €4.6 million ($5 million) seed round in September 2024. ### What Does syte Actually Do? Founded in 2021 by Matthias Zühlke and David Nellessen, syte uses AI to pull together land and real estate data from multiple sources. The goal? Help developers, banks, and brokers figure out early on what can be built on a plot, which zoning rules apply, and whether a project will actually pay off. As Zühlke puts it: "How land and existing properties have been assessed and evaluated so far costs the real estate and financial industry a great deal of time and money. Whoever digitises these processes will help determine what gets built in Germany and Europe going forward." That's a big claim, but the numbers back it up. The platform now maps over 62 million parcels of land across Germany and serves more than 200 customers. It cuts review work that used to take weeks down to minutes. ### Why Investors Are Betting Big Björn Schmuck, CEO of amberra, explains: "The real estate business holds great strategic importance for the cooperative financial group. syte makes the potential of land and buildings visible early on, with the help of AI, and enables banks to advise faster and on a data-driven basis. The fact that several cooperative banks are already using the platform in real estate sales and client advisory shows its concrete value." That's a strong signal. When banks start using a tool for actual client work, it's not just hype. ### What's Next for syte? With the fresh capital, syte plans to expand beyond Germany into other European markets. The company also wants to automate the earliest stages of a development project—from gauging building potential to checking zoning and construction law to running the numbers on financial viability. In other words, they want to digitally map the entire pre-construction process. "With this new funding, we're taking our technology to the next level: we're continuing to automate the planning phases and expanding syte beyond the German market into Europe," adds Zühlke. The startup was also named PropTech of the Year in 2025, employs over 40 people, and has doubled its annual recurring revenue year-on-year. Not bad for a company that's only four years old. ### The Bigger Picture syte's growth reflects a broader trend: the real estate industry is finally waking up to AI. By making land and property data accessible and actionable, syte is helping banks, developers, and brokers make faster, smarter decisions. And as Europe pushes for more sustainable and efficient construction, tools like this could become essential. For now, syte is focused on scaling.
